Upon request, a radon test can be done with your home inspection. The test takes 48 hours and will provide an analysis of the radon levels detected. High radon levels can be corrected. According to the EPA, “Radon reduction systems work and they are not too costly. Some radon reduction systems can reduce radon levels in your home by up to 99%. Even very high levels can be reduced to acceptable levels.”

The EPA recommends all homes be tested for radon. According to the EPA, “You can’t see radon. And you can’t smell it or taste it. But it may be a problem in your home. Radon is estimated to cause many thousands of deaths each year. That’s because when you breathe air containing radon, you can get lung cancer. In fact, the Surgeon General has warned that radon is the second leading cause of lung cancer in the United States today. Only smoking causes more lung cancer deaths. If you smoke and your home has high radon levels, your risk of lung cancer is especially high.”

Radon testing is best performed by a professional. “The US EPA and your state health department strongly recommend that ALL homebuyers, sellers and owners have their home tested for the presence of indoor radon. Hiring the services of Radon Measurement Professionals certified by the National Radon Proficiency Program (NRPP) is the only way to ensure that the test is performed according to ANSI-AARST Standard Protocol for Conducting Measurements of Radon in Homes.”

Standards of Practice
While a home inspection is not a guarantee or warranty, the inspection provides the potential buyer with the necessary knowledge to make an informed decision regarding their investment. Home inspections are not designed to identify cosmetic issues; the inspection provides an analysis of the condition of the home based upon the Standards of Practice set forth by the American Society of Home Inspectors (ASHI).
